Project Walk-Throughs

  • Walking through the project at specific milestones is the key to running the project efficiently.
  • You will already have completed the Inspection Reports for each phase of the project, but the walk-through provides the opportunity to view the project with the eyes of the Client.
    • Often, the client will accompany you on the Walk-Through.
  • The Walk-Through sets the stage for the Notice of Acceptance, in which the Client agrees that all necessary work to the Project Milestone has been completed to their satisfaction.
  • The Walk-Through signals to the Client that this is their last opportunity to make any changes to the phases included in the milestone.
  • Enter the Project information.
  • Also included on the Dashboard is a synopsis of the items noted, completed, and remaining for each Walk-Through.
  • The ReHab Walk-Through is a special case which will be explained in the ReHab tab.
  • List the Company employees involved with the onsite work of the Project. Include contact information.
    • This information will be used throughout the template.
  • List the Subcontractors and Suppliers to be included on the Project.
    • Include all information requested.
    • Information will be used throughout the template.
  • The Site page is a special use page that is used to highlight any special difficulties or challenges regarding the project site.
  • It is used to make sure that you consider as many facets of the building site as possible.
  • The default walk-through pages correspond to the contract-defined milestones of the Project.
  • You are reminded to consider printing the NOTICE OF ACCEPTANCE that will accompany the Walk-Through.
    • This is especially important if the Client is going to be accompanying you at the Walk-Through.
  • At the “Phase(s) Involved” dropdown, include the Subcontractors whose work will be inspected.
  • For each “Walk-Through Item”, use the dropdown menus to identify specific problems.
    • “Location” identifies where the problem exists;
    • “Surface” identifies the wall, ceiling, or floor;
    • “Phase” identifies the party involved;
    • “Responsibility” identifies the cause of the problem;
      • It is important to know if the Item is caused by the subcontractor or supplier, or if the item is a field change requested by the Client, and for which there will be a Change Order issued.
    • Enter any additional information in the “Notes” section.
  • “Save” the template after any new entries are made.
  • The “ReHab” Walk-Through is a special use template.
  • It is primarily used by remodelers and property flippers to determine the extent of the rehabilitation of a Project.
    • The “Action” dropdown menu defines that type of work involved.
    • The cost cell if for an estimate of the cost of the specific Rehab Item.;
      • All costs added to this walk-through are totaled and displayed on the Dashboard.
    • Add any pertinent notes or comments for each item.
  • The Rehab template contains a total of 40 items.
  • The “Custom” templates provide the opportunity to create a custom walk-through if more than the defaults is needed.
  • Type the custom name of the walk-through at the “Custom #” cell on the Dashboard.
    • That name will be transferred to the custom template.
  • Conduct the walk-through the same as the default Walk-Throughs.
  • Use the template and then save your work. To use the template again, access the template, “Load” the saved file, and continue working. See the “File Management” tab for more information.
  • The name of any walk-through template can be changed on the Dashboard.
  • Print any walk-through as a pdf by using the “Print” button at the bottom left of the page and then save it to the project file on your computer.
  • Use the Dashboard as a reminder of items to correct on the Project.
  • Save the Walk-Through template after each use.
